The Partners
JENNINGS LYON
Jennings is responsible for establishing corporate policy, developing and implementing the company’s strategic direction, and creating profitable, synergistic corporate relationships. Outside of Gaskin Banks, he serves as the Founding Partner and CEO of LyonJay and President and Founding Partner at both Hudson Oak Development (a rental housing firm) and LML Construction (a multi-family/multi-use general contractor and developer). Formerly, as the VP of Business Development at LML Construction, Jennings spearheaded the firm’s expansion across 9 states, driving annual gross contract volume to over $100M.
With his extensive professional background and deep industry roots, Jennings is uniquely positioned to take advantage of current real estate market trends and population growth across the Southeast. Despite his busy schedule, Jennings still finds time to serve the Greenville community and be together with his wife and two children.
J.K. JAY
J.K. has always had a passion for transforming raw land into communities where lifelong memories are made. His responsibilities at Gaskin Banks include creating and maintaining relationships with the company's capital partners, selecting sites, overseeing project development, and underwriting new projects. To date, J.K. has secured One Billion Dollars in debt and equity commitments and is responsible for a current portfolio valued at over half a Billion Dollars. Before joining the team, J.K. worked at a regional private equity firm where he acquired, developed, and redeveloped distressed residential and multifamily communities and single-family rentals. Later, he and his father founded The Jay Company, specializing in the development and brokerage of commercial properties.
As a former Clemson lineman and All ACC Academic Team honoree under Coach Dabo Swinney, J.K. is an excellent leader and team player. He is committed to creating great investment opportunities for LyonJay’s capital partners and developing top-notch communities where residents are excited to build their lives. Outside of work, J.K. enjoys giving back to his community by mentoring Clemson student-athletes, serving on the Board of Directors for Clemson’s Letterman’s Association, and serving on the Laurens County Transportation Committee. This year, J.K. was selected as a recipient of Greenville Business Magazine’s 2021 Best & Brightest 35 and Under.
TODD MALPHRUS
Todd Malphrus first began his career in 1986 by purchasing a development property alongside his father, which he later developed into 85 residential lots in Bluffton. Since then, he has launched multiple businesses and completed various projects spanning the Southeast US, Caribbean, and Central America. Todd previously served as Vice President & Director of Construction for Quinn Residences. He also previously served as the Vice President of Malphrus Construction which produced $200 million per year in annual revenue. He is currently the Founder and Managing Member of Cornerstone Group LAC, which develops affordable housing in Latin American and the Caribbean. Through his companies and experience, Todd has completed over $1.5 billion in projects across the Southeast US and beyond.
With an extensive professional background and 35 years of experience, Todd is extremely knowledgeable in Construction and Development. His responsibilities at Gaskin Banks include site selection and acquisition, along with project development oversight. He is qualified to take over a variety of projects with a portfolio that includes airports, resorts, highways, seaports, and over 10,000 residential lots. In his personal life, Todd enjoys spending time with his wife, children, and grandchildren.
